Buying a house in Stellenbosch

Prices are insane, starts from R6m in the eastern suburbs, jumps to R10m quickly. In the west you can get some nice places between R2.5m and R3m. If you don't mind being on the "township" side of town (I don't).

The house I’m most interested in is the second at 588sq.m. This and the previous house was on 800sq.m. Previous houses typically 600sq.m.

I see clusters all over and the density is really off putting. Also having a home owners association doesn’t appeal to me.
